Are You Searching
for a Rental in the Sandy Utah Area?
Yes it's true, looking for
a rental property can be pretty difficult these days; most complain that
there's just not enough good ones to go around. Good house, rotten
neighborhood. Great neighborhood, ugly house. There's always something.
Here's an idea to look
into; look for a "rent-to-own" property!
Why?
The
Benefits
There's a lot of them.
Especially nowadays. And, no commitment. When you sign a rent-to-own
agreement, (also known as "lease-with-an-option-to-buy"), it just means
that if you choose to purchase later, you can... you have that option.
How about credit issues? No
credit. Bad credit. Is it a concern?
Nothing like trying to
purchase at the moment, no. Here's why: Most people that are putting up
their house as a rent-to-own rental are either very desperate to get help
with the mortgage, and desperate means... "not picky about the renter", or
they are a professional investor.
Why is that good?
Investors that market their
properties as rent-to-own, or lease-with-an-option, are usually smart
enough to work with a loan officer that is helping you repair your credit
over the next 3, 6 or 12 months so that if you decide to later, you can
buy the house.
And here's another great
benefit of renting a lease with an option-to-buy property; imagine
receiving a part of your rent payment as a credit applied to your down
payment for the home if you should choose to buy it later on down the
line. Imagine 5, 10 even 15% of your monthly payment going toward the
purchase of the home and garden you've become attached to. That's hard to
beat.
Do You
Want to Rent a Nice House But Have Credit Issues?
But what if your credit is bad, or you have no credit? For most investors
bad credit is not a big concern.
Typically, they work with a loan officer who will help you repair your
credit, often in 6 months or less.
The great thing about rent to own houses is that typically, you get a rent
credit, which can be applied to the purchase price of the house. Often, as
much as 20% per month for all on-time payments!
Bottom line:
Renting can be good. It can be great if you also have the option to buy
the house later. Look into it. Ask Dave for help and he'll find one for
you.
